Road closure
Wembley Hill Road is currently closed from Empire Way to Park Place due to a gas leak. The gas company is working to fix the leak as quickly as possible. Thank you your patience and apologies for the inconvenience.

What is happening in South Kilburn

The South Kilburn Programme is a 15 year programme that is almost half way through. It aims to transform the area into a sustainable and mixed neighbourhood and create a real sense of place and belonging.

The Masterplan aims to deliver the following:

2,400 new high quality homes of which around 1,400 will be made available to existing South Kilburn secure tenants
A new larger high quality urban park and improved public realm
A new primary school and health facilities
New retail facilities
Improved environmental standards and a site-wide energy solution

Latest Updates from Peel and NWCC

Our partnership with Countryside continues to deliver significant progress on the Peel and NWCC (Neville, Winterleys, Carlton Hall & Carlton House) developments, bringing new homes and community facilities to South Kilburn.

Peel Development

The penultimate phase of the Peel development concluded last Autumn, marked by the creation of the new Peel Plaza. This central space quickly became a community hub, celebrated with a fantastic Winter Fair in November, funded by Countryside. The event brought residents together for food, family fun, local shopping, music, and the official Christmas light switch-on by Deputy Mayor Cllr Hack.

Orwell House (formerly Peel Phase 2) is now providing 103 new homes, alongside essential amenities. The new pharmacy is already serving the community, and the Health Centre is on track to open this summer. A new café will further enhance the area when it opens this Autumn.

Looking ahead, the final phase (Phase 4) is progressing towards completion, with the first affordable, shared ownership, and private homes expected between late 2025 and early 2026. This phase is also creating opportunities through a partnership with Brent Works, with new apprentices joining the site. The completion of Phase 4 will mark the successful delivery of 328 new homes for South Kilburn.

NWCC Development

The NWCC development is moving forward steadily. The eastern section, providing 72 affordable homes for Brent Council, is on schedule for first completions by the end of this year. The western section, which will include 23 additional Brent Council homes and private tenure properties, is entering a key construction phase with the concrete frame being built from Spring 2025 to early 2026. We anticipate the first homes in this section to be completed in late 2026, with the final homes expected in 2028.

Opening of the Peel Health Centre

Kilburn Park Medical Centre is moving to a brand-new, purpose-built healthcare hub situated on the Peel Plaza designed to support the growing community in the Summer 2025. Expect even more patient-focused care, a wider range of primary services, and a modern, welcoming environment right in the heart of Kilburn Park. With increased capacity, they are excited to put an even greater focus on keeping the local community healthy and thriving. The Health Centre is here for existing patients and excited to welcome new ones.

Carlton and Granville

Granville Plus Nursery School is now operating from their new, purpose-built space on the ground floor of the Carlton Building. They've moved in and are welcoming children to their modern facilities, with even more room to grow in the coming months.

The Carlton Building is making steady progress! Affordable workspaces, managed by South Kilburn Trust, are coming soon to the first floor. The second floor will temporarily host the Family Wellbeing Centre for the next 12-18 months. During this time access will be via Granville Road, not Carlton Vale, during this period.

Looking ahead, the exciting new community venue, the Garden Hall, is set to open towards the end of the year. Surrounded by a landscaped garden, internal work is now underway.

South Kilburn Events

Community Chest

Countryside is pleased to announce the launch of the next funding round for the Community Chest Fund. This valuable opportunity will open for applications on Monday, 21 April 2025, and will remain open for a period of six weeks. We encourage all eligible community groups and organisations within South Kilburn/Brent to consider applying for grant support for their summer programmes and initiatives.

South Kilburn CarniVale

The annual CarniVale, a vibrant music and wellbeing festival held in South Kilburn, is the result of a partnership between Lin Kam Art, The Granville, and Brent Health Matters. This popular free community event, focused on wellness, is anticipated to occur on Saturday, 5 July 2025. Additional information will be provided in due course.

Our Landlord Offer to you

The Landlord Offer (.pdf, 1.80MB) to residents explains what council tenants, leaseholders and households in temporary accommodation will gain from the regeneration.

All current tenants are guaranteed to get a modern, safe and comfortable home on the rebuilt estate if they want one, while leaseholders can either choose to leave the estate with a market value payment for their home, or stay with a share of the equity in one of the new homes. Households living in temporary accommodation will be entitled to a secure tenancy in a new home on the estate when one becomes available.
