The Peel site will include:
Phase 1 completed September 2022 providing 38 new social units.
The opening of Woodrow House, providing 38 new homes for existing council tenants.
Phase 1 of the scheme was completed in September 2021 and delivered 38 affordable homes for secure South Kilburn tenants.
Phase 3 was completed December 2023 providing 1 affordable unit and 34 Shared Ownership and 29 Private for sale units.
The Affordable Workspace units are now all completed and operating by local small businesses providing a range of services to the local community.
Phase 2 was completed September 2024 providing 34 Shared Ownership and 69 Private for sale units.
New Health Centre fit out works will commence August 2024 and expected to be in occupation by the GP Practice Spring 2025.
Phase 4 works have commenced and expected to complete November 2026. This will provide 7 affordable homes, 30 Shared Ownership and 86 Private for sale units.
Phase 3 completed December 2023.

Countryside Partnership (UK) Limited, one of the UK’s leading homebuilders specialising in placemaking and regeneration, has been chosen as the development partner, along with one of the UK’s largest housing associations, Homegroup, to deliver the Peel scheme.
The scheme has been designed by award winning architects Penoyre & Prasad architects (Perkins & Will UK Limited) and has been taken forward by Child Graddon Lewis Architects. The scheme has already won awards, including the Future Project category at the Place West London Awards in May 2017, and Best Practice at the New London Architecture awards in May 2019.
The Council is committed to delivering an accessible and varied range of social value and employment initiative for local residents as part of each development. Countryside is also committed to working in partnership with Brent Works to make opportunities available to local people through apprenticeships, trainee programmes and work experience placements.
The local community, businesses and schools have had the benefit of the strong social values commitment by the developer. Some of the achievements have included supporting Crime Free Futures, Skills building and promoting awareness of careers in the built environment.
