Capitol Way Valley is a 12.61 hectare site containing a range of uses, such as car repairs, car show rooms, warehouses, smaller businesses and a retail superstore with parking.

In accordance with the Local Plan, the whole site will be subject to a masterplan process to comprehensively identify how it can increase useable industrial floorspace and deliver around 1,100 homes whilst contributing to the Council’s vision for the Burnt Oak and Colindale area of creating a mixed, vital, accessible and pleasant district.
In doing so we aim to deliver:
- at least 1,100 new and affordable homes
- new job opportunities
- new and affordable workspace
- new open spaces
- social and community infrastructure
- improved connectivity to wider area
- improved and integrated walking and cycling routes
The council has prepared masterplans for other areas including: Neasden (2022), Church End (2023) and Staples Corner (2024).
